Letting your own home

If you choose a let only service you will be responsible for facilitating the tenancy itself however we will find you a tenant and provide you with the following;

  • Rental Valuation and advice service – we will assess your property and provide advice on what rental income you can expect to receive. We can provide advice on ways you can enhance your property to find tenants quickly or improve rental potential.
  • The marketing of your property – we use Rightmove and local publications as well as our own website to maximise the marketing exposure your property gets and find tenants quickly.
  • Booking and facilitation of property viewings – we will book and facilitate all property viewings.
  • Tenant referencing – we will complete comprehensive reference checks of all potential tenants.
  • Preparation of tenancy agreement – we prepare all legal documentation for you ensuring all tenancy agreements protect both you as the landlord and your tenant.
  • Provision of service provider details to tenants (gas, electric etc) – we will notify all relevant parties and service providers and provide these details to tenants on commencement of the tenancy agreement.
  • Landlord advice service. – we can advise you on any aspect of your obligations as a landlord such as insurance and certification obligations to ensure you have all the necessary protocols in place to protect your property, your tenant and your investment.
  • Upon commencement of tenancy the landlord assumes responsibility for the facilitation of the remainder of the tenancy.

A comprehensive service enabling you to let your property with total ease. In addition to the services offered in our let only service we can provide you with the following;

  • Full property and inventory check at the end of each tenancy and resolution of any issues relating to unfair wear and tear prior to the release of tenants deposit. – we will full check, inventory and photograph your property at the beginning and end of a tenancy. In the event of any issues with excess wear and tear etc we resolve these on your behalf to ensure your property is returned to its original state.
  • Collection of rental payments from tenants – we will collect rental payments on your behalf and forward them to you by bank transfer to ensure prompt payment. Monthly statement provided to enable you to easily track your investment.
  • Inspection of your property at agreed intervals – we will complete regular inspections of your property to ensure tenants are fulfilling their obligations under the tenancy agreement.
  • Rectification of any breach of tenancy agreement - In the event of any breach of tenancy agreement or rental arrears we will take appropriate action against tenant to rectify the issue on your behalf. Our civil law experience enables us to take prompt and appropriate action on your behalf to put right any breaches.
  • Facilitation of any repair or maintenance - we manage and facilitate any work required to your properties, including obtaining estimates and costings, instructing tradesman, settling accounts and overseeing the whole process.
  • Re-letting the property unless otherwise instructed by the landlord.
  • Hold a set of management keys – In the event of access being required to the property, we are on call as required to do that for you. Deposits - Tenant deposits are registered with the DPS (Deposit Protection Service) that has its own dispute resolution service
